Are you thinking about trying a lowball offer on a house? Well, those days are dead. I know that everyone wants a great deal. However, making offers 10% to 15% below the asking price just to see what happens doesn’t work anymore.

In today’s market, a lowball offer doesn’t deliver the results buyers are hoping for, and here’s why.

 

1. You’re not the only buyer searching for a home. We’re still in a balanced or even low-inventory market, and that means competition remains very real.

 

2. Sellers are not desperate. Sellers may be open to negotiating, but they’re not absolutely desperate. The best homes in the best areas are still attracting multiple, strong offers from buyers who genuinely want to purchase the property.

 

So here’s a little “mom wisdom”: smart negotiating means understanding what the market is doing right now and responding to it instead of playing games with unrealistic offers. It’s important to take advice from an agent like me, rather than rely on an uncle who bought a foreclosure way back in 2010. Remember, today’s market is very different from before.
