Don't Fear the Summer Slowdown. Use It.
Every summer the pace eases and the panic starts. But for the right buyer or seller, slower works in your favor.
Every single summer, almost like clockwork, I start hearing the same worried question. "Katie, the market feels really slow right now. Is that bad? Should I wait? Should I go?"
I get it. Slower sounds like a really bad thing in real estate. But here's what I've learned after years of doing this in the Arizona market. A slower summer market isn't something to be afraid of. For the right person, it can actually be the very best time to make your move.
Let me tell you what a slower season is genuinely good for.
Negotiations get a whole lot cleaner. When the market is white hot and everything is moving at a frantic pace, the conditions don't work in anyone's favor. Multiple offers. Waived contingencies. Decisions made in hours. It's chaos, and chaos doesn't usually lead to the best outcomes. When things slow down just a little bit, that pressure comes off. There's room to actually negotiate. Buyers can ask for reasonable repairs at a fair price without automatically losing the home to someone willing to give up more. Sellers can have a real conversation with the buyer instead of just fielding frenzy. Slower means saner, and saner usually means a better outcome for everybody at the table.
There's less noise. In a packed market, a good home can get buried under the bidding wars, while not-so-great homes get scooped up anyway just because buyers feel desperate. Everything blurs together when the pace is that fast. When the pace eases, you can actually see clearly. As a buyer, you have time to walk the home once or twice, sleep on it, and make a smart decision instead of a panicked one. As a seller, a well-prepared, well-priced home really stands out when there's less frenzy drowning it out. You're going to attract the best possible buyer, not just the fastest one. The buyers who are out there are the serious ones. This one is really big. The casual lookers, the "just curious" crowd, the people who were only shopping because everybody else was? They tend to step back when the market cools. Who's left? People who actually need to move and are ready to do something about it. If you're a seller, that means your showings in the summer can actually mean better showings. You're not running your family out of the house ten times for tire kickers. You're meeting the people who are genuinely ready to buy.
I talk about this all the time. You just need one buyer. The right buyer. During those summer months that are a little bit slower, you may have fewer showings, but I just need that one. And I see it happen in the summertime, year after year after year. It is not an uncommon story.
This is not a reason to panic. A slower summer market is not a reason to put your life on hold. It's just a different set of conditions, and for a prepared buyer or a well-positioned seller, it can work in your favor in ways a frenzied market never could. The key is having someone in your corner who knows how to use the season you're in to your benefit.
