With large supplies of unsold homes, builders are eager to deal and are offering incentives. Use them to your advantage to secure your dream home.

What if I told you that some of the best home deals in Arizona today are hiding in new construction communities? Builders across the state are quietly offering major incentives and temporary rate buy-downs that could save you thousands

The key is knowing how to take advantage of them without falling into the common traps that catch many buyers off guard. So, before you make your move, here’s what you need to know.

 

What’s happening in the market. Right now, Arizona builders are sitting on a large supply of unsold homes. With buyers holding back because of high interest rates, builders are eager to clear out their inventory before the end of the year. To make that happen, they’re rolling out aggressive incentives and discounts for buyers who are ready to act quickly.

 

Incentives builders are offering. One of the biggest incentives right now is the rate buy-down, where builders temporarily lower mortgage rates. For instance, a 2-1 buy-down gives you reduced payments for the first two years before returning to the regular rate. Some homes also have rates as low as 3.99% if you can close quickly.

Builders are also adding perks like closing cost credits, upgrade allowances, and price reductions. For example, Shea Homes recently offered up to $30,000 in credits for buyers using their preferred lender. These deals are common right now but typically expire by year’s end.

What to watch out for. The fine print is where many buyers get tripped up. Most incentives only apply if you use the builder’s preferred lender, and bringing your own lender could mean losing them altogether. Some of the best deals are also limited to quick move-in homes, which means you can’t customize finishes or layouts.

Now, here’s the biggest mistake I see buyers make: walking into a model home without their agent. If you do that, the builder may not offer the same rebates or adjustments later. Having your agent with you from the start makes sure you’re protected.
