Phoenix Rental Market Report: What June 2026 Means for Landlords & Renters

Y'all, the rental side of our market is telling a really interesting story right now — and if you're a landlord, an investor, or someone hunting for a rental in the East Valley, this month's ARMLS numbers are worth a look. 🏡

Here's the short version: rentals are moving fast, new inventory is flooding in for the summer season, and there's one price range in particular that's absolutely on fire for landlords. Let's break it down.

New & Active Listings Are Surging (It's Seasonal, and It's Normal)

Greater Phoenix saw 3,099 new rental listings hit the market in June — up 12.61% from May and a whopping 79.13% from three months ago. Active listings climbed to 4,981, up nearly 60% quarter-over-quarter.

Don't let that spike alarm you if you're a landlord — this is classic summer-season behavior. Families move when school lets out, leases turn over, and owners test the market. Zoom out to the 12-month view, though, and active listings are actually down 13.07% year-over-year, meaning we're still leaner than we were a year ago, even with this seasonal bump.

Rentals Are Leasing Faster — A Lot Faster

This is the number that really caught my eye. Average days on market dropped to 41 days, down 14.58% from last month and a striking 28.07% over the last six months. 🚀

Translation for landlords: well-priced rentals in the East Valley are not sitting. Renters are moving quickly, which means less vacancy time and a stronger negotiating position for owners who price correctly out of the gate.

Closed Rentals Jumped — And One Price Tier Is Doing the Heavy Lifting

Closed rentals hit 2,037 for the month, a 50.55% jump from May. Under-contract activity was even more dramatic — 963 rentals under contract, up 20.22% month-over-month and more than double (101.46%) what it was three months ago.

Here's the part I really want landlords to see: when you look at closed rentals by price range, roughly 60% of all closed leases in June fell between $1,500 and $2,500/month — the true "workhorse" price band of our market. If your rental sits in that sweet spot, this is your season.

Supply Is Tightest Right Where Demand Is Highest

The months-of-supply data backs this up beautifully. In June, the $2K-$3K rental range was sitting at just 2.02 months of supply — about as tight as it gets — while luxury rentals above $5K carried closer to 6.8 months of supply. Translation: mid-market rentals are in high demand, while higher-end inventory has more breathing room.

What This Means for You

If you're a landlord or investor: mid-priced rentals ($1.5K-$2.5K) are leasing fast and staying scarce. This is a strong month to list, and pricing accurately matters more than ever since renters are moving quickly on the right property.

If you're renting: don't wait to decide. With days on market dropping this fast, good units in the popular price bands are getting snapped up. Have your paperwork ready to move quickly.
