The April 2025 Phoenix housing market shows a mix of stability and subtle shifts, according to the latest ARMLS STAT Report. Active listings rose nearly 5% from last month and are up more than 50% year-over-year, giving buyers more options than we’ve seen in recent years. While supply has grown, prices are holding fairly steady — the median sales price dipped slightly to $445,000, and average price per square foot slipped less than 1%. Homes are taking longer to sell, with average days on market now at 78 compared to 67 a year ago, signaling a more balanced market. For both buyers and sellers, this means strategy matters more than ever when navigating Arizona real estate.
