"When's the best time to sell?"  I get this question a lot and my honest answer to potential home sellers is to sell when you really need to move. The best time actually depends on your personal needs and timeline. But if you're determined to time the market, early spring is the ideal season to sell. It has the least amount of competition, unlike the summer seasons when more houses enter the market and inventory increases. Your chances of selling your home for the best price become smaller. 

Avoiding the competition is just the beginning. Even when you enter the market during this optimal selling window, it isn’t wise to head in blindly and without a plan. To help you make the most out of your early spring selling, I’m giving you these three tips: Tip #1: Plan early. Selling a house takes time, so make sure you're giving yourself up to four months to prepare. Get that pre-listing consultation in place, start staging your home, and take care of any repairs or touch-ups you need. It’ll make a huge difference when it comes to getting the best price. The earlier you start, the better your chances of increasing the value of your home.

Tip #2: Budget your time. You need to be realistic about the time it’ll take to sell. Don’t expect it to fly off the market in a week because it’s not that simple anymore. I’ve seen homes sit on the market for anywhere from 60 to 120 days. Be flexible and, trust me, have a backup plan for the unexpected. It's always good to be prepared for the "what ifs."

Tip #3: Beat the competition in the market. Here’s a little secret: the earlier you list, the better. If you wait too long, you’ll be dealing with a ton of competition once everyone else jumps in. If you can list early, you might get a much better deal before more houses flood the market. The key is getting ahead of the rush.
